Denver Real Estate Market Update: August 2026

Denver’s August housing data tells a more nuanced story than any single headline can capture.

Inventory and home prices remained relatively stable, while closed sales declined and properties spent slightly longer on the market. Beneath those broader numbers, however, detached homes and attached properties continued to perform very differently.

The takeaway is clear: Denver is not experiencing one universal market. Results increasingly depend on the property, price point, location and strategy behind the sale.

Denver Housing Market at a Glance

According to the Denver Metro Association of Realtors® August 2026 report:

  • Active listings reached 13,080, remaining nearly unchanged from both July and August 2025.
  • Closed sales decreased 18.99% month over month and 17.35% year over year.
  • The median closing price was $594,495.
  • Median days in MLS increased from 21 days in July to 27 days in August.
  • Year-to-date median prices remained almost completely flat, rising just 0.17% from 2025.

Although fewer transactions closed during August, prices did not experience a significant decline. This points to a slower, highly selective market—not an unstable one.

Detached Homes and Condos Are Following Different Paths

The distinction between detached and attached homes remains one of the most important trends in the Denver real estate market.

Detached-home inventory declined 4.21% year over year, while attached inventory increased 9.94%. Detached homes spent a median of 24 days on the market, compared with 45 days for condos and townhomes.

Pricing followed a similar pattern. Detached median prices remained essentially unchanged from the previous year, while attached-home prices declined 4.87%.

For buyers, increased attached inventory may create more choice and negotiating flexibility. For sellers, it means that accurate pricing, property condition and clear differentiation are essential—especially when competing against similar units within the same neighborhood or building.

What Is Happening in Denver’s Luxury Market?

Luxury buyers remain active, but they are approaching each opportunity with greater scrutiny.

In August, Denver recorded 668 new listings priced above $1 million. Of those, 628 were detached single-family homes. Detached properties also represented 95.6% of all closed sales within the million-dollar-plus segment.

The performance gap was particularly noticeable in market times:

  • Detached luxury homes averaged 47 days in MLS, down from 51 days in August 2025.
  • Attached luxury homes averaged 99 days in MLS, nearly double the 50-day average recorded one year earlier.

For luxury condo sellers, buyers are evaluating more than the individual residence. Building maintenance, common areas, amenities, services and the overall ownership experience can significantly influence how a property is perceived.

Luxury buyers are still willing to move decisively for the right property. August’s highest-priced detached sale closed at $7,388,943 after only one day in MLS. The highest attached sale reached $3.8 million in an all-cash transaction.

What This Market Means for Denver Sellers

Today’s buyers are informed, selective and highly sensitive to value. Simply placing a home on the market is no longer enough to generate the strongest possible result.

Successful sellers should prioritize:

  • Pricing that reflects current competing inventory
  • Professional presentation and compelling visual marketing
  • A launch strategy designed to generate early attention
  • A clear understanding of their specific neighborhood and property type
  • Timely adjustments based on showing activity and buyer feedback

The first weeks on the market remain especially important. An ambitious price may feel appealing initially, but extended market time can weaken urgency and eventually lead buyers to question the property’s value.

What This Market Means for Denver Buyers

Buyers currently have more time and choice in certain segments, particularly among condos and townhomes. That does not mean every property will be heavily discounted.

Well-positioned detached homes and distinctive luxury properties can still sell quickly. Buyers should enter the market with financing in place, evaluate comparable sales carefully and understand where meaningful negotiating opportunities actually exist.

The strongest offer is not always determined by price alone. Timing, contingencies, flexibility and the seller’s individual priorities can all influence the outcome.

A Market Defined by Individual Strategy

Denver’s August numbers reflect stability at the surface and meaningful differences underneath it.

Detached homes are generally outperforming attached properties, luxury buyers are carefully evaluating value and fewer transactions are reaching the closing table. In this environment, broad assumptions are less useful than a strategy tailored to the individual property and client.

Whether you are considering buying, selling or simply evaluating your next move, the right decision begins with understanding the market surrounding your specific goals.
